Description

The Building Official is responsible for monitoring, implementing and enforcing all rules and
ordinances related to building codes and to any other general health or safety matters under
the jurisdiction of the City of Coweta with integrity and professionalism.

Examples of Duties

An employee in this position may be called upon to do any or all of the following essential
duties:
A. Interpret and enforce the building codes adopted by the City as well as other City
codes related to property development and building construction.
B. Issue building permits, construction trades permits, fire sprinkler, fire alarm, life safety
permits, and other similar permits as assigned.
C. Inspect construction site conditions.
D. Review building and city codes for correct application.
E. Ensure inspections are performed in accordance with current code and trends.
F. Meet with the general public and builders to provide information and to answer
questions.
G. Complete electrical, mechanical, and plumbing reviews of commercial plans.
H. Make recommendations for code adoptions.
I. Reviews records of daily work flow.
J. Establish codes and operating systems for inspections and building permits.
K. Develop and implement operating policies and procedures as they relate to building
safety and inspections.
L. Monitor operations and services and implement procedural changes as needed to
improve workflow and productivity.
M. Establish and maintain customer service standards.
N. Ensure that customers receive timely assistance and accurate information.
O. Receive complaints and resolve difficult issues and situations with customers.
P. Investigate various citizen inquiries concerning building and safety violations.
Q. Provide information, professional advice, and assistance for individuals, departments,
groups, or the general public on building and development construction issues.
R. Gain cooperation regarding complaints and code violation issues through discussion
and negotiation.
S. Establish and maintain systems to ensure that all files, correspondences, reference
documents, reports, permits, plans, and other data or materials are maintained in an
organized fashion.
T. Prepare reports for, and attend Board of Adjustment, Planning Commission, City
Council or other public meetings as required.
U. Confer with Department Director and other Department Heads on issues relating to
various code interpretation, plan review, permit issuance, filed inspections, fee
collections, and other administrative matters.
V. Perform random field visits with developers and construction contractors to discuss
issues relation to building codes and building safety regulations.
W. Participate in meetings with builders to gain feedback and to provide information
regarding plan review, permit processing, field inspections, and issuance of certificates of
occupancy.
X. Review and update permit and plan review fee schedule.
Y. Prepare monthly and annual activity reports regarding permit plan review and field
inspections.
Z. Perform related tasks as required.

Typical Qualifications

Physical Requirements
• Must be able to drive to and inspect construction sites in all weather
conditions.
• May be required to sit for prolonged periods at a plan review table or
computer terminal.
• Must be able to navigate around and across construction sites to inspect
work in progress in all weather conditions.
• May be required to lift objects weighing 25 pounds.
Other Requirements
Requires a Bachelor's Degree in a course of study related to the occupational field,
supplemented by three to five years of related experience; or an equivalent combination of
education, training and experience that provides the required knowledge, skills and abilities.
Possession of or ability to readily obtain a valid Driver's License issued by the State of
Oklahoma for the type of vehicle or equipment operated. Possession of the ICC Certified
Building Official Certification (CBO). Possession of Combination Inspector Licensing.
