Job Description

Basic Purpose

Positions in this job family are assigned responsibilities related to the construction, maintenance, repair or upkeep of buildings, grounds or other state property, requiring no license. This may include assisting in the construction or renovation of buildings, general maintenance and upkeep of plumbing, heating, air conditioning, electrical and other systems, minor repairs to machinery or other equipment, and general maintenance of grounds or lawns.

Typical Functions

  • Conducts Maintenance and Repair (M&R) activities primarily at the Legacy Readiness Centers in the East region. These sites are, but not limited to Bartlesville RC, Broken Arrow RC, Claremore RC, Okmulgee RC, Ponca City RC, and Vinita RC Conducts preventive maintenance activities on all facility equipment in an attempt to keep the equipment running at the highest level of efficiency possible and extend its longevity expectancy. Supervises and assists contracted repair technicians when they are required on site.
  • Maintains, reviews and submits the following statements; equipment logs and construction plans within respective instructions/standards: Motor Vehicle Maintenance Records Fuel Man Reports and Time & Attendance Report. Request work orders as needed for both preventative maintenance as well as needed repairs.
  • Maintains and makes minor repairs to various types of heating, refrigeration and air-conditioning equipment, such as components, pumps, fans, humidifiers, electric motors, and heat exchangers, boilers, chiller units. Coordinates with users to schedule access, date and time work will be started within 5 working days of receiving work order from supervisor. Routine work orders and M&R will be completed within 30 calendar days of receiving WO. Essential work orders will be completed within 7 days of receiving WO. Emergency work orders will be completed within 24 hours.
  • Performs carpentry M&R work in existing building and structures; erects and maintains scaffolds, sheds, forms, frames, fences and other structures; alters and repairs doors, floors, partitions, stairways, windows and other fixtures; fits and glazes glass in windows and doors; maintains and repairs roofs. Coordinates with users to schedule access, date and time work will be started within 5 working days of receiving WO from supervisor. Routine work orders and M&R will be completed with in 30 calendar days of receiving WO. Essential work orders will be completed within 7 days of receiving WO. Emergency work orders will be completed within 24 hours.
  • Replaces, maintains and repairs plumbing fixtures such as sinks, traps, faucets; makes minor repairs to equipment using water, or waste disposal lines. Coordinates with users to schedule access, date and time work will be started within 5 working days of receiving WO from supervisor. Routine work orders and M&R will be completed with in 30 calendar days of receiving WO. Essential work orders will be completed within 7 days of receiving WO. Emergency work orders will be completed within 24 hours.
  • Operates, maintains and repairs various types of equipment used in construction and maintenance of building and grounds, such as trucks, tractors, fork lifts, mowers and edgers. All operations will be conducted safely using proper safety equipment at all times.Utilizes multiple tools in the execution of his duties. Insures the tools are maintained in a safe operational condition. Insures tools are properly utilized, secured and properly accounted for at all times.
  • Replaces, maintains and repairs electrical items such as,light fixtures, receptacles and switches; replaces light bulbs; maintains generators and motors; oils and cleans motors; troubleshoots and makes electrical repairs not requiring a license; Coordinates with users to schedule access, date and time work will be started within 5 working days of receiving work order from supervisor. Routine work orders and M&R will be completed with in 30 calendar days of receiving WO. Essential work orders will be completed within 7 days of receiving WO. Emergency work orders will be completed within 24 hours.
  • Responsible to supervises various contractors performing the work of their contracts to inspect, service and maintain various equipment such as, generators, oil and water separators, fire suppression systems, pest services and other contracts. Due monthly as required per the scope of service contracts or required for projects being done.

    Employee will comply with all Oklahoma Military Department State Employee personnel policies and procedures.

Level Descriptor

This is the specialist level of this job family where employees are assigned responsibilities for performing specialized skilled work in one of the building trades as well as performing general maintenance and repair work or other related duties or assisting in the completion of other work involving the construction or renovation of buildings or other structures. Positions that are assigned responsibility for the supervision of various projects or activities and other employees or other personnel and the completion of assigned projects as a crew leader or team leader may also be included in this level.

Education and Experience

Education and Experience requirements at this level consist of four years of experience in one or more of the building trades or an equivalent combination of education and experience.

Knowledge, Skills, Abilities and Competencies

Knowledge, Skills and Abilities required at this level include knowledge of the principles, methods, materials, fixtures, tools and equipment used in various building and maintenance trades; and of occupational hazards and safety precautions of the trade. Skill is required to use various tools and equipment, and to construct, maintain or repair various types of structures or equipment. Ability is required to follow written and oral instructions, and to establish and maintain effective working relationships with others.

Special Requirements

Physical Requirements:

  • Applicant must be able to lift/carry a minimum of 40 pounds
  • Applicant must be able to work in extreme weather conditions (over 95 degrees F and below 20 degrees F).
  • Applicant must be able climb ladders and stairs.
